OCTOBER SALES IN OTTAWA

For anyone wondering if Ottawa’s real estate market is about to crash, or whether this is a good time to buy, I’ll get straight to the numbers for our real estate sales for the past month.

Sales for the month of October are the second best on record.  The Ottawa Real Estate Board sold 1,121 residential properties this October compared to 1,089 in October 2013.  Things are looking good and sales volume is up (according to the OREB statistics).

Oddly, due to high inventory, it is still more of a buyer’s market around here.  Our residential inventory is up 12.5% from 2013 with 7550 active listings at the end of October this year.

So what does this mean to you?  On one hand, sales are going well, on the other hand, competition is fierce.  When listing a property, you’ve got to make sure your home looks its absolute best (buyers are being very picky right now, because they can).  Its also extremely crucial that listings are priced accurately (pricing right now is a very touchy and delicate area).   Since we are in a relatively flat market (with slight growth projected for the next year or so), it is a time to have a very clear understanding of what you’re buying and what your objectives are.

On to the design side of real estate (the more fun side), here are the annual Housing Design Awards in Ottawa.  There are some incredible architects and designers in this city, and some great builders as well.  Congratulations to Christopher Simmonds who cleaned up with his modern, high-end design style.
