Things are back to normal for real estate here in our favourite city
Home sales are up, with the Ottawa Real Estate Board selling 1661 residential properties this June, 2014, compared with 1593 in June of 2013 (an increase of 4.3 per cent).
As a quick summary of what I’m noticing in this market; suburban townhomes are moving a bit slower than normal, and the downtown condo market is quite soft, while detached houses in the downtown areas are still moving quite well (so long as they’re priced properly).  As a whole, its a tougher time for sellers.  Houses have to look perfect AND be priced well in order to sell.  The good news is, they will sell if they’re marketed properly.
Below is a chart outlining pricing and sales volume for the past year. Â As you can see, prices are up this June over last June, and volume is also up.
And for anyone that has ever considered living in a penthouse downtown, below is a link to view some of Ottawa’s current penthouse listings.  In the condo world, penthouses are typically the best of the best.  I’ve been through a handful of these, and can say that there are some incredible living spaces in our downtown core.  As a disclaimer, the photos for some of these really don’t do them justice.  These luxury homes provide a unique lifestyle with tons of amenities, breathtaking views, and beautiful design, all in unbeatable locations.  The difficult part is coming up with the income to afford this lifestyle.  Obviously not for everyone, if you do have the means, there are some amazing living spaces out there.
