With Ottawa being the red hot spot for real estate investing in Canada right now, a lot of you are wondering what to buy in this great city. What are the best investments? Where can I get solid cashflow in good quality buildings?
You will hear a different answer from almost everyone you speak to, but as a Realtor who works with many of these projects, I will explain why some of the best opportunities right now, are Airbnb rental properties. While this is still a fairly new investment style, Airbnb in Ottawa has a proven track record with increasing demand every year.
CASHFLOW. The cashflow on these furnished rentals is substantially higher than most other residential investments. Take the standard rent for that type of property, and double it for Airbnb. Yes, Airbnb will be, on average, at least twice as much monthly income as a normal, long-term tenant. The numbers are solid, with healthy profit margins, and the demand is strong across most downtown neighborhoods.
NO TENANTS. Another very attractive aspect of these rentals, is that as a landlord, you will not be subject to landlord/tenant bylaws. The clientele is short-term ‘guests’ (not tenants), and therefore don’t come with same headaches that tenants do (and every landlord has had their share of tenant nightmares).
